Top Ten Reasons to Purchase Wyoming Real Estate
According to the Bank of Jackson Hole, there are 10 good reasons to own a home in Wyoming.
1. No State Income Tax
With no state tax on personal or corporate income, “you have more disposable income,” Jones says.
2. Dynasty Trusts
In Wyoming, you can shield your real estate from federal estate taxes for up to 1,000 years through a dynasty trust. “You can establish a trust in Wyoming for the benefit of your family or other beneficiaries,” Jones says. “You can transfer your real estate into a limited liability company or family partnership and then put that into the ‘dynasty trust,’ which can continue for a thousand years.” As a result, multiple generations can make use of and enjoy the property, without having to pay estate taxes or worse, having to sell the property in order to pay the taxes. A key point to remember: The trust must be administered in Wyoming.
3. No Inheritance or Estate Tax
“Wyoming repealed its estate tax as of January 1, 2005,” Jones says.
4. No State Gift Tax
“Somebody who owns property in Wyoming can ‘gift’ that real estate to their heirs without having to worry about paying a state gift tax,” Jones says.
5. No Tax on Out-of-State Retirement Income
“A lot of people in Jackson Hole use Wyoming as a second home,” Jones says. “They have retirement income that comes from other states where they may be a resident. Wyoming doesn’t tax that retirement income that’s earned outside of Wyoming, which is certainly beneficial.”
6. Low Property Taxes
“Wyoming has very low property taxes compared to other states,” Jones says. “The taxes that you do pay here are based on the assessed value of the property.” For Teton County, he says, the rate is 1.2 percent of a property’s assessed value. The rate for the city of Jackson is 8/10 of one percent.
7. No Excise Taxes
When you fill up your car’s gas tank or buy a bag of groceries in Wyoming, you won’t pay any state tax on your gas or food.
8. No Tax on Mineral Ownership
“A lot of states charge owners a tax on their mineral ownership, but Wyoming does not,” Jones says. “If you own minerals, you won’t pay a tax on it like you would your home.”
9. No Intangible Taxes
Wyoming doesn’t make you pay a tax on financial assets like stocks and bonds.
10. No Tax on the Sale of Real Estate
Wyoming does not tax the sale of real estate.
Fannie Mae brings exciting news for first time home buyers and owner occupants.
Fannie Mae recently launched First Look Initiative. First Look is a nation-wide program to help give potential homeowners time to arrange financing when making offers on foreclosure properties owned by Fannie Mae. It gives the potential owner occupant a 15 day grace period by preventing investors from making offers during that 15 day window. Investors purchasing with cash has resulted in many first time home buyers and other potential owner occupants experiencing rejected offers. Sellers may fear the risks of mortgage loans falling through so accept the investor cash offers instead. The intention of First Look is to reverse this process and give the potential owner occupants a more equal chance to purchase the property. The hope is to bring balance and strength to local communities by encouraging home ownership. Investor offers submitted will be considered along with all other offers but only after the expiration of the First Look period.
Daily Non-Stop Flights from Newark to Jackson Hole!
There is great news for skiers in the New York City area. Beginning December 19th, 2012, United Airlines will be offering daily non-stop flights from Newark to Jackson Hole. Jackson Hole has been waiting some years for affordable, non-stop flight service to the New York, New Jersey, and Connecticut area and this should be a great benefit to both the local economy and those on the east coast looking to ski epic powder this winter.
United Airline’s will run daily service between December 19th to Jan 2nd, and flights every Saturday from February 9 to March 30th. United looks to be getting their feet wet in the Newark to Jackson Hole market and will hopefully continue and expand service in Summer 2013.
Real Estate Development : Rendezvous Land Conservancy
Exciting new development taking place in Jackson Hole Wyoming
There is an exciting new development being proposed for Jackson Hole. This time it is not a building with steel and mortar but rather a picturesque, idyllic park on the banks of the Snake River. Last year two non-profits joined hands to create Rendezvous Land Conservancy (RLM), a group that’s ideal is to create and maintain local parks accessible to the public. Their first purchase was three tracts of land totaling 40 acres next to the Snake River Bridge and is located just north of the boat ramp and east of the Moose-Wilson Rd.
The proposed park will include walking and bicycle paths that meander around ponds, streams and hills. RLM has also gone to great lengths to include the local’s opinion of what they would like the park to include through public open houses and using online comments. The public has indicated they would like to see nature trails, picnic tables and benches, restrooms, and areas where the abundant wildlife can be viewed and enjoyed.
The design team is having their first presentation of the park today in the Lodge Room of Snow King Sports and Events Center from 5:30-8:30pm. This design will take the best elements of the three proposals submitted May 3rd, and then allow the public to make comments and suggestions on what they would like changed or improved. RLM is also asking the public for their ideas on naming the park, and the name and final plan is expected to be unveiled during the Solstice at the Park celebration June 20th.
