Our Property Management system was created as a result of our real estate and reservations team managing 50 of our own investment units that include our own Jackson Hole Hotel properties, vacation homes and rental condominiums. A series of procedures were developed to provide preventative maintenance and service checks in place to reduce any problematic areas that can go wrong while our tenants are in house. We put together a qualified team of carpenters, electricians, plumbers and landscapers to help us keep our properties in excellent condition at the lowest possible cost. Our housekeeping teams are well trained at nightly and weekly cleaning procedures.
Our system also includes many other details that are often overlooked by other companies. Through managing our own properties we came to understand that availability was the key component of our system. A problem can be solved only if the right people are available at the right time. One year we had a pipe freeze and burst on Christmas Eve in one of our buildings. The immediate response on a holiday by our plumber and the carpet professional saved the day and allowed our guests the minimum inconvenience. In fact they were very impressed with how quickly we solved the problem over a holiday.
Our reservation system and marketing program have helped us to really get the maximum bookings at key times of the year that are traditionally slow. Our hotel properties made us aware of the need to staff our offices from 7 AM to 10 PM to meet the needs of our owners and guests more efficiently. Holiday seasons are our busy time in Jackson Hole and we have to sacrifice those periods and learn to take our vacations in April and November to be available at the right times.
Other systems we have in place are designed to meet the individual needs of our owners and guests. Key Lock boxes are provided for our clients on each of our rental units for emergencies in case a key is lost. High speed Internet and cable are also a requirement of our rentals to meet the need of those who need to check in back home while on vacation.
